Building new homes

Housing associations build thousands of good quality new homes a year for sale, for rent, and for affordable home ownership.

England needs 340,000 new homes – including 145,000 affordable homes – until 2031, to meet current demand. This includes 90,000 for social rent and 25,000 for shared ownership.

Many housing associations are stepping up to fill this gap, and they have an ambition to work with the government to deliver more.

The NHF will continue support members in driving delivery and developing more affordable homes. We will address the barriers to building new homes and work closely with the government to ensure members secure better access to funding and the financial support needed to deliver more affordable housing.

The government confirmed that £12.2bn will be available in the next Affordable Homes Programme (AHP) for 2021-26 to fund both individual schemes and more longer-term, larger projects. We are continuing discussions with the government around this and working to bring about the best possible outcome for the sector.

Tell us how many homes you’re building

We need housing associations to send us information on the number of homes they have started and completed so we can paint the full picture of how much the sector is building.

The housebuilding figures that MHCLG publish do not cover all delivery by housing associations – for example, some delivery through Section 106 agreements or built outside of the Affordable Homes Programme.

We carry out quarterly supply surveys to help us demonstrate the level and breadth of development activity of housing associations. If you’re a developing housing association, and don’t receive an email from us requesting your development figures, please get in touch.
